Flexibility is Strength
My latest acquisition is the second largest investment property I have acquired in my 10 years of investing in real estate. The lessons I have learned in the past have prepared me for this. The 16 unit in Cincinnati the 4 unit in da bluff Atlanta. Both times I failed because of the same basic issues. the lack of planning because of my fear of debt and letting large numbers freeze me with fear. Learning new skills will help with tough situations. I had to learn debt structure and the importance of leverage when managing a real estate portfolio. Truth be told I was so anti debt for more. then just the dangers it presents to the black and brown investor. It was my fear of learning a new skill. I was more comfortable hustling up the cash to buy. then taking how ever long to fix it and rent it. I still stand on the fact I think it's the best way to start but after 5 I. should have learned the debt and leverage put of the industry. better late then never.Season 3 "We been Rich" is available now on all streaming platforms.
